Which clean do you actually need?
Contractors ask for a "builders clean" and mean three different things, so we price each stage separately and you buy only the ones your programme needs.
Progress clean
Runs while trades are still on site. Controls dust and debris, keeps walkways safe, and protects finished surfaces so the final clean is smaller and cheaper.
Builders clean
Once the heavy work has stopped. Construction dust off every surface from high level down, appropriate paint, plaster and adhesive residue removed, kitchens, bathrooms and sanitary ware cleaned, internal glazing, frames and sills, floors cleaned by the right method for each surface.
Final clean
When the building is substantially complete and heading for inspection. More time on finishes and presentation: ironmongery, appliance surfaces, inside cupboards, glass and every surface the client will touch.
Sparkle clean
The last clean before handover or a show-home opening. Fingerprints, smears on glass and mirrors, polished fixtures, and a final check of floors after snagging.
Why dust order matters
Construction dust settles repeatedly, so sequence decides whether you pay once or twice. We work high level first, then joinery, glazing, sanitary ware and kitchens, and floors last. Cleaning an area before the final trades leave means doing it again, which is why we work from your programme rather than a date in a diary. If a plot is not ready, we will say so instead of cleaning it twice and invoicing you for both.
Site offices and welfare
Welfare cabins, canteens, drying rooms, changing areas and site washrooms get heavy daily use and are usually what an audit looks at first. We clean these on a scheduled basis alongside the construction cleaning itself, with extra attention in wet weather when boots and clothing bring mud and water into the cabins. On larger projects this can run for the life of the build rather than as a one-off.

Plot-by-plot work on developments
On housing developments we clean each plot as it completes, then return for the final and sparkle clean ahead of the customer handover or home demonstration. Completion dates move, so we plan for that: tell us the week and we will confirm the day closer to the time rather than holding you to a slot booked a month earlier.

For anything beyond a single property we prefer a short site visit, then a written scope covering areas, stages, access, welfare and waste responsibilities. Prices depend on the size and condition of the site, the stages you need, access and programme. We provide a free fixed quote against a written task list rather than an open-ended hourly estimate.
