Blocks, lettings and managing agents

Communal area cleaning for managed buildings

Scheduled cleaning of the shared parts of blocks of flats, HMOs, student housing and managed commercial buildings — entrances, stairs, landings, lifts, handrails and bin stores — with records a managing agent can show to leaseholders.

What we clean

  • Entrances, lobbies, door glass and entry panels
  • Stairs, landings, handrails and balustrades
  • Lift interiors, lift doors and call buttons
  • Corridors and hard or carpeted floors
  • Communal windows and internal glazing within reach
  • Bin stores, refuse areas and bin washing by agreement
  • Light fittings, skirtings and high-level dust on a periodic cycle
  • Touchpoints on every visit: handles, rails, buttons, switches

Why records matter for a managing agent

Communal cleaning is a service leaseholders pay for through the service charge, and it is the one they complain about first. A cleaner who turns up and leaves no evidence makes that complaint impossible to answer.

On contracts that need it we log attendance and completed tasks, and can provide photographs on an agreed cycle. When a leaseholder asks what they are paying for, you have something to send them.

Frequency by building type

  • Small block, under ten flats: usually weekly or fortnightly
  • Larger block with a lift: commonly two or three visits a week
  • Student housing: weekly in term time, with a deeper clean at changeover
  • HMOs: weekly, with kitchens and shared bathrooms taking most of the time
  • Commercial common parts: matched to footfall and the tenant mix

Our guide to how often a building should be cleaned covers the reasoning in more detail.

Void and turnover work

Blocks generate void cleans as flats change hands. We handle those alongside the communal round, which usually means a faster turnaround than calling a separate contractor, and one invoice. See end of tenancy cleaning for what a void clean covers.

Health and safety in shared spaces

Wet floors in a communal stairwell are a genuine liability. Our operatives use signage, clean in a sequence that keeps a dry route available, and work to COSHH information held for every product used on your site. Risk assessments and method statements are issued where a managing agent requires them.

Where we cover

Peterborough, Cambridge, Huntingdonshire, Stamford, Spalding, Bourne, Wisbech, March, Nottingham and Leicester, plus selected managed portfolios further afield.

How pricing works

Priced per visit against a written task list by area and frequency, not by the hour. Multi-block portfolios are quoted together. The price is fixed in writing, and we are not VAT registered.

Communal cleaning questions

Can you hold keys or fobs?

Yes, under a written key-holding arrangement that records who holds what. Many blocks prefer a coded key safe instead, which works equally well.

Do you clean bin stores?

Yes, where it is in the agreed scope. Bin washing and deodorising is usually a periodic item rather than every visit, and bulky items left in a bin store need a separate clearance — see rubbish removal.

What if a leaseholder complains?

You get a named contact and an escalation route, and we hold the attendance and task records for the visit in question so the complaint can be answered with facts.
